Florida Termite Control: Types, Swarm Season & Licensed Companies

Florida combines every condition termites love — heat, humidity, sandy soil and year-round warmth — into the heaviest termite pressure in the continental US. It is also one of the few states where all three major termite types attack homes simultaneously, which is why Florida law requires termite pretreatment on new construction.

Why Termites in Florida Are a Year-Round Problem

Most of the country gets a termite season; Florida gets a termite climate — colonies stay active twelve months a year and foraging never really stops in winter. Risk is heaviest in South Florida, the Miami–Fort Lauderdale–West Palm Beach corridor, where Formosan subterranean and drywood termites overlap, and in coastal cities from Tampa and Fort Myers to Jacksonville, where West Indian drywood termites are established in older housing. Central Florida, including Orlando, is squarely subterranean territory, and even the slightly cooler Panhandle is heavy-pressure Gulf Coast ground shared with neighboring Alabama and Georgia.

Types of Termites in Florida

Eastern subterranean termites are the baseline threat statewide. They nest in the soil and travel to wood through pencil-wide mud tubes, attacking slab and crawl-space homes alike. Control means breaking the soil-to-wood connection: liquid soil treatments or bait station systems, both generic categories any licensed operator offers.

Formosan subterranean termites are the aggressive invader: an introduced species with colonies an order of magnitude larger than native subterranean termites, hollowing out structural wood far faster. They are concentrated in South Florida and spreading along the coasts. Aerial carton nests inside walls let them survive above ground, so treatment sometimes has to address the structure itself, not just the soil.

West Indian drywood termites need no soil contact at all — they live entirely inside dry wood: attic framing, window trim, furniture. Their calling card is frass, small hexagonal pellets in piles below infested wood (all signs covered in our signs of termites guide). Localized infestations can sometimes be spot-treated; widespread ones are why whole-structure tent fumigation is a mainstream service in Florida, unlike most of the US.

When Do Termites Swarm in Florida?

Swarming — winged reproductives leaving to start new colonies — is when most homeowners first notice a problem. The Florida calendar stacks up: subterranean termites swarm late winter through spring, roughly February to April in South Florida, typically on a warm day after rain. Formosans follow in late spring, swarming at night around lights. Drywood termites swarm late spring into summer, often at dusk.

Flying termites are constantly confused with flying ants — termites have straight antennae, a thick waist and two pairs of equal-length wings. A swarm outdoors is background noise; a swarm indoors, or piles of discarded wings on windowsills, means a colony is in or under the structure and justifies an inspection.

Florida Housing Stock and Termite Entry Points

Florida’s construction style shapes how termites attack. Most homes are concrete block (CBS) on a slab-on-grade foundation — basements are essentially nonexistent, crawl spaces appear mostly in older or elevated coastal homes. Block and slab are not termite-proof: subterranean termites enter through expansion joints, plumbing penetrations and hairline slab cracks, then feed on wood framing, trim and drywall paper inside.

Wood-frame homes, common among pre-1970s construction, face subterranean attack from below and drywood infestation in exposed attic framing. Stucco running to grade, mulch piled against walls and wood-to-soil contact from fences all shorten the path in. The defense just has to be deliberate: pretreatment on new builds (required by the state building code), intact soil barriers or bait systems, and periodic inspections.

Termite Control in Florida: What Treatment Looks Like

Termite control in Florida splits by species. Subterranean infestations (including Formosan) are handled with liquid soil barriers or bait station systems; drywood infestations with localized wood treatments or, when widespread, whole-structure tent fumigation — a service far more common here than anywhere else in the country. The choice depends on species and extent, so the inspection comes first and a written identification matters.

On pricing: national benchmarks put a standard treatment at roughly $225–$2,500 depending on method and home size, a professional inspection at $75–$250 (often free with treatment), and a termite bond at $500–$2,000 for initial setup plus annual renewal. Verifying a Termite Company’s License in Florida

Pest control in Florida is licensed by the Department of Agriculture and Consumer Services (FDACS), Bureau of Licensing and Enforcement, under Chapter 482 of the Florida Statutes. Every legitimate company holds an FDACS business license and employs a certified operator in charge. Buying or Selling a Home in Florida: the WDO Report

Florida real-estate deals revolve around the WDO — wood-destroying organism — inspection report, Florida’s version of what other states call a termite letter or WDIR. State law does not require one in every transaction, but most lenders do, VA and FHA loans nearly always do, and cash buyers routinely order one anyway. Only FDACS-licensed inspectors can issue it. Questions to Ask a Florida Termite Company

• Which species did you find, and where? The answer drives the entire treatment plan.
• What is your FDACS license number? Then verify it yourself.
• Is the quote for treatment only, or treatment plus a warranty? Compare like for like.
• Is the warranty a retreatment warranty or a damage-repair warranty, and is it transferable to a buyer? Transferability matters at resale in Florida.
• For drywood: why tenting versus spot treatment — or vice versa? A company should justify the scope, not default to the most expensive option.
• What does the annual renewal cost, and what does the inspection cover?
