California Termite Control: Types, Swarm Season & Licensed Companies

California is two termite states in one: subterranean termites work the soil statewide, while drywood termites infest coastal and southern structures so reliably that tent fumigation is a routine line item in southern California real estate.

The types of termites in California

Three species account for essentially all termites in California, plus one invasive outlier worth knowing about.

Western subterranean termite — statewide, from the soil up

The western subterranean termite nests underground and reaches houses through pencil-wide mud tubes over foundations, slab edges, plumbing penetrations and crawl-space piers. It is established in every part of the state and causes most of California’s structural termite damage. Swarms arrive on warm days after rain: with the fall and winter storms (roughly October–February) in northern California, and in spring in the south. Western drywood termite — the reason California tents houses

Drywood termites need no soil contact at all — they fly in, nest directly in attic framing, eaves, fascia, window trim and furniture, and push out hard, six-sided droppings (frass) that collect in small piles below infested wood. The western drywood termite is entrenched along the entire coast and through southern California, and it is the species behind the state’s familiar tented houses: whole-structure fumigation is the standard cure for widespread drywood infestations, with localized spot treatments and heat as alternatives for contained ones. Swarms come in summer and early fall, often on hot, still days.

Pacific dampwood termite — wet wood only

The Pacific dampwood termite is a large species of the cool, wet northern and central coast. It only attacks wood with high moisture content — a leaking sill plate, a rotting deck post, wood in direct contact with damp soil — so it is often as much a plumbing-and-drainage problem as a termite problem. Fix the moisture and the colony usually dies back on its own.

One footnote: the invasive Formosan subterranean termite — the aggressive “super termite” of the Gulf Coast and Hawaii — has been detected in a handful of southern California locations over the years but is not established statewide. Where termites in California hit hardest

Pressure tracks the coast and the south. The coastal counties from San Diego through Orange County, Los Angeles and Long Beach up to Ventura combine heavy drywood and subterranean pressure. The Bay Area sees both species in older housing stock. The Central Valley and inland south are moderate, desert communities see mostly drywood termites, and the Sierra foothills and far north are the quietest parts of the state.

California’s housing stock shapes the risk. Post-war southern California tracts sit on slab-on-grade foundations, where subterranean termites enter through expansion joints and plumbing penetrations and travel unseen behind stucco. Older Los Angeles and Bay Area homes rest on crawl spaces with vulnerable sill plates and piers — basements are rare anywhere in the state. Stucco exteriors hide mud tubes, and firewood, eucalyptus mulch and wood fence posts touching the house give colonies a bridge.

Termite inspection reports: California’s Section 1 / Section 2 system

California has its own paperwork. A licensed company issues a Wood Destroying Pests and Organisms inspection report — the “termite report” — and files it with the state board. Findings are split into Section 1 (active infestation and existing damage, usually corrected before close of escrow) and Section 2 (conditions likely to invite termites later, such as earth-to-wood contact or faulty grade). No state law forces a termite report at closing, but custom and many lenders make it routine — VA and FHA loans can require the federal NPMA-33 form instead. Termite treatment cost in California

There is no official California price list, so treat these as typical US ranges — local prices vary with home size, species and method. A professional inspection generally runs $75–$250, often waived if you proceed with treatment. Liquid-soil or bait-station treatment for subterranean termites typically falls between $225 and $2,500. Full-structure tent fumigation for drywood termites — unusually common in southern California — generally runs $2,000–$8,000 depending on the size of the home. Choosing a termite control company in California

Structural pest control is licensed by the California Structural Pest Control Board, part of the Department of Consumer Affairs. The board issues licenses by branch: Branch 3 covers termites and wood-destroying organisms, and Branch 1 covers fumigation — a company that tents your house needs both the right branch and a registered fumigation crew. Verify any company or applicator license in the DCA online license search, which also shows disciplinary history, before signing anything.

Questions worth asking before you hire:

• What is your license number, and which branch covers this work?
• Which species do I have, and how far has it spread? Get the findings in writing.
• For drywood termites: is my infestation a candidate for localized treatment or heat, or does it genuinely need whole-structure fumigation?
• What does the warranty cover — retreatment only, or damage repair too — and is it transferable to a buyer?
• If this is for a sale: can you issue a Section 1 clearance, and what will it cost?
