Texas Termite Control: Types, Swarm Season & Licensed Companies

Texas is big enough to hold three termite climates at once — humid Gulf Coast, subtropical south and dry west — and each has its own species mix. Houston in particular is one of the worst Formosan termite cities in the country.

Types of Termites in Texas

Three groups of termites are established in the state, and which one you have determines the treatment.

Eastern subterranean termites are the default threat everywhere in Texas. They live in the soil, travel through pencil-wide mud tubes and attack anything wood that touches or nears the ground — sill plates, floor joists, fence posts, door frames. They cause the large majority of termite damage in the state, from El Paso to Beaumont.

Formosan subterranean termites are the aggressive variant entrenched along the Gulf Coast and throughout greater Houston. Formosan colonies run much larger than native subterranean colonies, consume wood faster and can build above-ground carton nests inside walls when a moisture source is present. If you live in Houston, Galveston, Beaumont or the coastal bend, assume Formosan pressure and inspect accordingly.

Western drywood termites infest southern Texas. Unlike the other two, they need no soil contact — they live entirely inside dry wood: attic framing, window trim, furniture, hardwood floors. Their signature is small piles of hard, pellet-shaped droppings (frass) below infested wood. Drywood infestations are treated differently — spot treatments or full-structure fumigation rather than soil treatment — so species identification matters before you compare quotes.

Where Termite Risk Is Highest in Texas

Texas falls in the heavy termite-pressure zone on national risk maps, but pressure is not evenly distributed:

• Gulf Coast and greater Houston — the worst of it: warm, humid, mild winters, and an established Formosan population on top of native subterranean termites.
• East Texas — piney woods, high rainfall and older pier-and-beam housing make this classic subterranean termite country.
• The I-35 corridor (San Antonio, Austin) — heavy subterranean pressure; drywood termites become more common as you move south toward the border.
• Dallas–Fort Worth and North Texas — steady subterranean termite pressure, especially in older neighborhoods with mature trees and crawl-space homes.
• Far West Texas and the Panhandle — the arid climate and colder winters reduce activity, but subterranean termites are still present wherever irrigation and landscaping keep soil moist around foundations.

When Termites Swarm in Texas

Swarm season is when colonies release winged reproductives, and it is when most homeowners first learn they have a problem:

• Subterranean termites: February through May, usually on a warm, calm day after rain.
• Formosan termites: April through June, at dusk, often in massive flights around porch and street lights.
• Drywood termites: late summer.

Swarmers outdoors mean a colony somewhere nearby — in a stump, a fence, a neighbor’s tree. Swarmers indoors, or piles of identical discarded wings on windowsills, usually mean the colony is already inside your walls and it is time to book a termite inspection.

Texas Homes and Termite Entry Points

Most post-war Texas housing is slab-on-grade, which shapes how termites get in: through expansion joints, plumbing penetrations, settlement cracks and anywhere stucco, siding or mulch touches the soil. A slab home is not termite-proof — it just hides the tubes better, which is why inspections focus on the slab edge, garage walls and bathroom plumbing chases.

Older neighborhoods in Houston, Dallas, San Antonio and East Texas towns still have plenty of pier-and-beam homes with crawl spaces, where wood-to-soil contact and poor ventilation invite colonies. Full basements are rare statewide. Attached garages, porches and decks poured or built after the main slab are classic weak points, as are firewood stacks and landscape timbers against the foundation.

Termite Control in Texas: Licensing and Verification

Termite control in Texas is regulated by the Texas Department of Agriculture’s Structural Pest Control Service (TDA SPCS). Companies performing termite work must hold a TDA business license, and the person directing or performing the work must be a certified applicator or a registered technician working under one.

Before signing anything:

1. Ask for the business license number and the certified applicator’s name — a legitimate company provides both without hesitation.
2. Verify them with TDA (the licensing section below links the registry). Confirm the license is current and covers structural pest control.
3. Ask which species they found and get it in writing — Formosan or drywood changes the treatment plan and the price.
4. Get the treatment method, the product class (liquid soil treatment, bait stations or fumigation), the warranty or retreatment terms and any repair exclusions in the written estimate.

How Much Does Termite Treatment Cost in Texas?

As a general orientation, typical US ranges apply: termite treatment runs $225–$2,500 depending on method and home size, a standalone inspection runs $75–$250 (often waived if you proceed with treatment), and a termite bond typically costs $500–$2,000. Termite Letters and Texas Real Estate
